Local Land Charges search

A Local Land Charges search is an important part of the conveyance process which is performed when a property or area of land is sold, a search may also occur when a property or land is leased or remortgaged. The Search will provide important data about the property and will protect the interests of anyone buying a property.

There are various different types of searches, details of which can be found below:

Standard Searches

This search is made of two forms the LLC1 and CON29R Standard Enquiries of the Local Authority (2007). The LLC1 is the search of the Local Land Charges register and the CON29R is a set of standard questions to provide information about Planning and Enforcement matters (including any proposed notices), Building Control, Highways status, including proposed road schemes/improvements and Environmental Health Notices.

Although these forms can be submitted separately, they are most frequently submitted together. The questions are designed to give all the information held by the Local Authority about the property so the purchaser should be fully informed of what they are buying.

There is an additional form CON29O. This form is optional and is made up of questions 4 to 22 which can be requested as desired by the purchaser. There is a fee applicable for each question so please refer to Local Land Charges Fees.

LLC Register

As part of our digital transformation, we are currently working with HM Land Registry to transfer our Local Land Charges (LLC) service to their national digital register. The LLC Register allows users to search information online instantly, enabling buying decisions to be made earlier in the conveyancing process.

When this process is complete, HM Land Registry will provide search results for local land charges searches in the West Lindsey area.
