Private Renting Assistance Scheme

The aim of West Lindsey District Council’s (WLDC) Private Renting Assistance Scheme is to increase the availability of good quality private rented accommodation in Gainsborough and Hemswell Cliff.

All prospective tenants are assessed through the Tenant Passport Scheme which aims to improve tenancy sustainment in private rented sector by providing landlords with information regarding a person's tenancy history.

Usually for 6 month shorthold tenancy. This package contains:

  • Paper bond covering non-payment of rent and property damage, in value equivalent of up to 4 weeks rent - reviewed with landlord after 6 months
  • Example tenancy agreement
  • Example inventory form
  • Regular update email covering Benefits Circulars and interesting matters for new landlords
  • Follow on support with any tenant negotiations if required
Usually associated with a 12 month tenancy. This package contains:
  • Tenant finder service
  • Paper bond covering non-payment of rent and property damage, in value equivalent of up to 4 weeks rent - reviewed with landlord after 6 months
  • Rent in advance
  • Example tenancy agreement
  • Example inventory form
  • Tenancy toolkit
  • Regular update email covering Benefits Circulars and interesting matters for new landlords
  • Follow on support with any tenant negotiations if required

  • Rent in advance
  • Tenancy agreement writing service
  • Accompanied viewing
  • Inventory writing service
  • Renewal of Bonds for tenancy for 2nd year by agreement at end of first year
  • Tenancy toolkit
  • Regular update email covering Benefits Circulars and interesting matters for new landlords
  • Follow on support with any tenant negotiations if required
  • Referrals for tenancy support through external agencies

    Tenancy facilitation service including;

  • Housing Benefit/Universal Credit form completion
  • Access to free Landlord advice from Private Rented Sector Officer including support resolving Housing Benefit/Universal Credit related issues associated with the tenant
 
  • The landlord supplies WLDC with a copy of a valid Gas Safety Certificate (which must have at least one month’s validity remaining)
  • A current Energy Performance Certificate for the property, which must be at least E grade
  • Houses in Multiple Occupancy (HMO) must be licensed and proof provided to WLDC
  • Adhere to a property inspections by WLDC (Selective Licensing landlords will not be subject to additional property inspection)
