First time buyers snap up high tech homes in Faldingworth.

Award-winning developers Cyden Homes have successfully completed 41 new homes in Faldingworth.

The homes at The Pavilions sold out within 12 months, far exceeding the developer’s expectations. Almost 50% of these sales were from first time buyers making good use of the ‘Help to buy’ scheme, a Government initiative set up to help first time buyers get onto the property ladder.

Peter Bond, sales and marketing director for Cyden Homes was thrilled by how quickly homes at The Pavilions were snapped up.

He said: “This has been one of our fastest ever selling developments across Lincolnshire, and we’ve been delighted to help a high proportion of first time buyers onto the housing ladder, especially with the help of the Government assisted Help to Buy Scheme.

“Throughout this project we have enjoyed a good working relationship with West Lindsey Building Control. It was a fast moving project from start to finish, so efficient responses and inspections were vital at all stages and West Lindsey Building Control were on the ball the whole time.”

The developers have already won multiple awards for their spectacular builds, such as The Local Authority Building Control Excellence award in both 2015 and 2017.

One of the unique aspects of the Faldingworth development was the use of air source heat pumps, a high tech heating solution suitable for when no mains gas is available, as is often the case in many rural locations throughout Lincolnshire.

Mr Bond added: “As a relatively new technology, we were so impressed with the efficiency and cost-effectiveness it could provide to rural home owners.”

The development boasts a range of homes to suit the needs of the individual such as two, three, four and five bedroom homes. The properties also benefit from a large central open space and enjoy a location on the edge of open countryside with a plantation and ponds to the boundaries.

Philip Westmorland, interim lead surveyor at the council, was invited to look around the finished development off Hutton Way in Faldingworth.

He said: “Cyden homes are renowned for offering spacious homes with a high specification, and this development is no exception, it is so great to see the project completed.The houses all have their own unique features, and they are in such a brilliant location that benefits from West Lindsey’s rural countryside but still has easy access to Lincoln.”

Ian Short, consultant surveyor for North East Lincolnshire Council Building Control was delighted to be a part of the project through the Local Authority Partnership Scheme.

He said: “The development was undertaken through the Local Authority Partnership Scheme whereby North East Lincolnshire Council (through ENGIE Building Control) in Partnership with Cyden Homes obtained Building Regulations approval for the proposal, whilst the work on site was assessed and approved by West Lindsey Building Control Department. It is great to have worked towards this development as a partnership – it is really exciting that it has finally been completed.”

Cyden Homes already have plans for further developments in West Lindsey, and are keen to start their development at Dunholme in 2019.
